How Roof Insurance Claims Work in Texas

Most Dallas homeowners will file a roof claim at least once. The process has its own vocabulary and its own traps — here is how it actually works in Texas, step by step.

Step 1: Document before you call

After a hail or wind event, get a professional storm inspection first. A documented report — measured test squares on each slope, photos of bruised shingles, dented vents and gutters — tells you whether a claim is worth filing at all. Filing a claim that finds no damage still goes on your record with many carriers.

Step 2: File the claim

You file with your carrier, not your contractor. Texas law is specific here: contractors cannot file, negotiate, or adjust your claim for you. What we can do — and do — is make sure the damage documentation the adjuster sees is complete and accurate.

Step 3: The adjuster meeting

The carrier sends an adjuster to inspect. Having your contractor present matters: adjusters are generalists working fast after storm events, and a roofer on the roof pointing at test squares changes outcomes. Ask us to attend — we do it routinely.

Step 4: Understand your policy type

  • RCV (Replacement Cost Value): pays what a new roof costs today, minus deductible. You get an initial check for the actual cash value, then the recoverable depreciation after the work is completed and invoiced.
  • ACV (Actual Cash Value): pays the depreciated value only. On a 15-year-old roof, that can be a fraction of replacement cost. Check your declarations page before storm season.

Step 5: Scope and supplements

Initial carrier scopes routinely omit code-required items: drip edge, ice-and-water shield, ventilation corrections, starter courses. Your contractor files a supplement with documentation of the code requirements, and the carrier re-prices. This is normal — expect it on most storm replacements.

Step 6: Deductible reality

Texas House Bill 2102 makes it illegal for a contractor to waive, absorb, or rebate your deductible — and for you to accept that. Any roofer offering to "cover your deductible" is asking you to participate in insurance fraud. Legitimate roofers price to the scope; the deductible is yours.

The timeline

Inspection to filed claim: days. Adjuster visit: 1–3 weeks after major storms. Approval and first check: 1–2 weeks after inspection. Installation: typically within days of approval. Depreciation check: after final invoice. A straightforward claim runs 4–8 weeks end to end.
